HOME WATCH DEFINITION

The National Home Watch Association describes a home watch as "a visual inspection of a property, looking for obvious issues."

These inspections include a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property. Home Watch inspectors look at the house or condominium with a trained eye, making sure that everything is satisfactory. They look for leaks, pests and mold, all of which can be present in homes left alone for even the shortest interval.

A Home Watch Service is not the same as a Home Inspection. A Home Inspection has state mandated requirements and standards that must be followed and documented in an inspection report.

Should the inspector find an issue or potential problem, they will immediately notify the homeowner. From there, the homeowner will instruct the Home Watch service as to how they want to proceed. Home Watch adds a level of security to the unoccupied home. Home Watch is the line of communication to the homeowner that provides peace of mind during their absence.

Home Watch Services

As a licensed home inspector since 1995 I have inspected over 10,000 homes. I owned and operated Close-Up Professional Home Inspection in Massachusetts for twenty-five years before relocating to Florida and starting my Home Watch business along with my Home Inspection business. I am trained and experienced at identifying any issues with the home and pointing out any potential future issues. The following are items that will be checked and inspected during our home watch visit:

Exterior items:

  • Roof visually from the ground
  • Chimney visually from the ground
  • Gutters/downspouts visually from the ground
  • Doors/windows
  • Exterior walls
  • Lawn, shrubs, drainage
  • Patio/porch
  • Faucets
  • Pool area if applicable
  • Garage
  • Insect infestation
  • Signs of vandalism
  • Pick up any mail, packages or newspapers left at the property

Interior items:

  • Doors/windows
  • Walls/ceilings/floors for water damage or mold stains
  • Unusual Odors
  • Signs of insect infestation and or rodents
  • All sinks operated and checked
  • All toilets operated and checked
  • Tub/showers operated and checked
  • Kitchen appliances
  • HVAC System and filter replaced if needed
  • Smoke/Co detectors checked and batteries replaced if needed
  • Electrical panel checked for tripper circuits
